Reconstruction of the Building

The project is a group of 19th century buildings transformed into a business centre; these buildings form a closed square with a courtyard.

The whole process of resettling the residents of the communal apartments and the phased reconstruction of 4 blocks took 7 years from 2003 until 2010.

In the course of the project’s implementation, 18 apartments were resettled, including 5 multi-room communal apartments, two of which were over 400 sq. m!

All the former residents, without exception, have improved living conditions. The project involved the modernization of the transformer substation TP 5491 (Pochtamtskaya Street, 21) and thereplacement of existing transformers. This has increased the business centre’s power consumption capability from 30 kW to 176 kW.

The facades of the buildings have been completely renovated with the use of the durable German paint, Alligator. The exterior is equipped with elegant night-time illuminations.

In July 2010, the exterior of block 1, commissioned in 2006, was renovated. The courtyard landscaping project has been implemented.

The offices are located within the historical boundaries of the walls—without the construction of additional partitions— and this fact lends a special style and originality to the premises. There are suites of rooms in two large (400 sq. m) offices , arches and niches, vaulted ceilings and a cozy birdhouse office above the rooftops. When reconstructing blocks 3 and 4, on the initiative of tenants an architectural studio was hired to create interiors with open brickwork.

Since 1773, there has been a very beautiful prayer hall in the house with windows looking onto Konnogvardeysky Street. The columns were decorated with forged pieces; clean lines created calmness and concentration. Today this office centre boasts 600 m of "open space" with preservation of all historical details.
